Islington

EG reports Frogmore has put its South Place Hotel, EC2 back on the market. The 80-bedroom City of London hotel is expected to attract offers of more than £70m.

Tower Hamlets

PW writes that plans for the Alpha Square £500m residential scheme on the Isle of Dogs have been called in for determination by the Mayor of London after Tower Hamlets council advised Boris Johnson of its intention to refuse permission earlier this month. The scheme comprises 700 homes in three towers, plus a hotel, health centre, primary school and public square.

In PW we are told Derwent London is soon to secure its first pre-let at the White Chapel Building in the heart of London’s tech city – architect Perkins + Will is under offer to lease the third floor. Derwent bought the 255,000 sq ft building in July last year from the Royal Bank of Scotland for £132m and is undertaking an £18m refurbishment programme.

Wandsworth

PW reports five developers, Balfour Beatty and First Base, Berkeley, C&C Properties and Pinnacle, Lend Lease and Taylor Wimpey, have been shortlisted for a £1bn regeneration of the Winstanley estate in south London. The regeneration programme will see creation of a new mixed-use neighbourhood of around 2,000 homes, new retail, leisure, community and office space.

Westminster

Morgan Capital is selling the long-leasehold interest of 63 Brook Street, W1 for £60m, a 3.4% yield, writes EG. The site was redeveloped in 2009 behind a retained façade that dates back to 1813.

EG reports Joseph Lau’s Chinese Estates is frontrunner to buy the freehold of Zara’s new shop on Oxford Street for £183m. It would be second purchase in less than a month for Chinese Estates which recently acquired the Mayfair headquarters of private bank Kleinwort Benson at 14 St George St.

In EG we are told Fashion brand Jigsaw is set to open a luxury concept store at the Crown Estate and Oxford Properties’ £400m St James’ Market, redeveloped later this year. Jigsaw will sign a 10-year lease for the 3,000 sq ft store which will include 1,000 sq ft for its sister brand The Shop at Bluebird.

EG reports Whitbread has bought the former office at 191 Old Marylebone Road for its next Hub by Premier Inn hotel. It paid Aviva Investors £31m and plans to turn it into a 290-bed hotel, subject to planning.
